How should I prepare for a modular building BOQ?

BOQ is more than just a quote, it’s a common language for the project scope
In multinational modular projects, customers, designers, manufacturers, logistics, installation teams and local consultants are often not in the same location. Relying only on renderings and simple quotations can easily lead to misunderstandings.
The value of BOQ is to convert "what we want to do" into a checkable, comparable, and executable list. It helps customers understand quotations and also helps suppliers know what they are responsible for and what they are not responsible for.
It is not clear that the low price of BOQ is often not cheap, but the range is not fully included.
What fields should a basic BOQ contain?
Basic fields include project area, product name, specification model, material description, unit, quantity, unit price, total price, brand or manufacturer, remarks and drawing number. For prefabricated projects, it is also necessary to add the module number, room type number, packaging method and installation location.
If it is an overseas project, trade terms, packaging standards, container loading plans, spare parts proportions, quality inspection requirements, installation guidance and local responsibility boundaries should also be clarified.

What does a modular BOQ offer more than a traditional checklist?
Modular projects require binding products to spatial locations. For example, the wardrobe, TV cabinet, bathroom, wall panels and lamps in a hotel room are not just different material items, but a replicable room package. The BOQ should be able to be organized by room, floor, module, box number and installation sequence.
At the same time, modular BOQ needs to deal with interface issues: how to close wall panels and door frames, whether cabinets and sockets conflict, whether bathroom drainage matches, and whether ceiling inspection openings are reserved. These are not problems that ordinary material unit prices can solve.
