How much does a modular house cost?
The price of modular houses cannot be answered only by the unit price of one square meter. What really affects the budget is the structural system, module size, interior decoration level, mechanical and electrical interfaces, transportation distance, hoisting installation, local regulations and subsequent maintenance scope.
Summary
This article establishes a modular home budgeting framework to help customers understand why quotes can vary widely and what information they should prepare before inquiring. GODA's quotation logic is not to give the lowest unit price first, but to first clarify the scope, configuration, materials and delivery boundaries.
Keywords: Modular house price; prefabricated house budget; modular construction quotation; BOQ; transportation and installation costs
The unit price per square meter cannot represent the true delivery cost.
Also called modular homes, they may be simple camp rooms, long-term residences, vacation villas, hotel rooms, staff dormitories or complete living units with kitchens and bathrooms. Their structural, thermal insulation, fire protection, interior decoration, door and window, equipment and installation requirements are completely different.
Therefore, a professional quotation should first confirm "what is included in the quotation". Does it include basics? Does it include interior decoration? Does it include bathroom and kitchen? Is furniture included? Does it include shipping, customs clearance, hoisting and local installation? If the boundaries are different, unit price comparisons are meaningless.
Define the scope first, then discuss the unit price; do the BOQ first, then compare manufacturers.
Six factors that influence the price of modular homes
The first is the structural system and service life. Temporary buildings, removable buildings and permanent buildings have different structural, fire protection, insulation, sound insulation and code requirements. The second is the module size and transportation method. Extra width, extra height and special packaging will increase the cost.
The third is interior decoration and equipment levels. Walls, floors, ceilings, bathrooms, kitchens, doors and windows, air conditioning, electrical, intelligence and furniture will all affect the budget. The fourth is the area where the project is located. The specifications, transportation and installation conditions vary greatly in different countries.
Structure and enclosure
Steel structures, walls, roofs, insulation, fire protection, waterproofing and door and window systems.
Interiors and equipment
Floor, wall, ceiling, bathroom, kitchen, lighting, electrical and air conditioning interfaces.
Delivery and installation
Packaging, container loading, shipping, customs clearance, hoisting, installation team and maintenance of spare parts.
GODA recommends using three levels of budgets to discuss plans
In early communication, it is not necessary to immediately pursue an accurate quotation, but to first use the budget range to determine the direction. The economical type is suitable for camps, temporary offices and cost-sensitive projects; the standard type is suitable for apartments, employee housing and ordinary residences; the high-end type is suitable for villas, hotels, resort spaces and display projects.
Each level can continue to break down the structure, interior, furniture and equipment configuration. This way customers can understand where their money is being spent, and it also makes it easier for GODA to recommend different Chinese factories and material combinations.
control budget
Prioritize standard modules, basic interior decoration, simplified equipment and highly reusable materials, and focus on controlling the construction period and procurement costs.
Improve experience
Increase thermal insulation, sound insulation, interior texture, bathroom, kitchen and furniture configuration, making it suitable for long-term use and brand projects.
Prepare this information and your quotation will be much more accurate.
The customer needs to provide at least the project location, usage scenario, building area, number of floors, number of rooms, budget range, target delivery time and existing drawings. If there are any local codes, reference pictures, interior content levels and shipping restrictions, these should also be submitted.
GODA will convert this information into module scope and BOQ logic. First determine whether it is suitable for a complete modular building, or whether it is more suitable for a hybrid solution of building shell plus prefabricated interior, furniture, bathroom and kitchen.
Country, city, area, number of floors, purpose and target delivery time.
Structure, interior decoration, bathroom, kitchen, furniture, air conditioning and electrical are included.
Economical, standard, high configuration or phased purchase.
Whether packaging, transportation, lifting, installation instructions and spare parts are included.
Why do modular home prices vary so much online?
Because different quotations include different scopes, some only include the structure, some include complete interior decoration and equipment, and some also include transportation and installation.
Can you make a rough budget first?
Can. First make a budget range based on project type, area and configuration, and then deepen based on drawings and materials list.
Can GODA help compare different manufacturers?
Can. GODA will sort out the materials, configurations and delivery boundaries within the same scope, and then compare the quotes from different manufacturers.
